Every buyer should feel comfortable and supported, so it’s important to interview agents and select someone great. The best agent has professional experience and a personality and work style that fits.

Getting pre-approved is a must. It helps to set the budget and tone for a successful house hunt. To be competitive, and to protect yourself after recent contract changes, you should work with a lender ready and able to pre-underwrite your file. If you would like recommendations, I can recommend local lenders that past and current clients rave about.
review and sign the disclosure

Should you choose to work with me, we’ll discuss and electronically sign the disclosure packet and buyer agreement. These documents contain a wealth of information and formalize our working relationship. They must be reviewed and signed before you can sign and submit an offer on a property, so tackling this task early offers you more time to review each document and ask questions and makes the offer process faster, and easier.

Before you submit an offer, you should have the opportunity to familiarize yourself with the forms, and we should talk terms. Talking about the offer terms (your financing, the amounts of your down payment and earnest money deposit, preferred closing date, etc) and your contract contingencies ahead of time will prepare us to craft your best offer and will reduce the time needed to write the offer and your stress levels. You’ll have a better understanding of your options and be prepared to confidently submit an offer.

The purchase and sale contract has numerous deadlines and tasks that I’ll organize and track to keep us all on task and to ensure that you have every opportunity to do your due diligence, learn all that you can about the property prior to owning it, and use exercise any necessary contingencies and negotiation points before they expire.
