initial meeting/agent interview
Tell me all of your goals and ask me any questions. This meeting is all about you and your needs, and it’s our chance to get to know each other. Every seller should feel comfortable and supported during the process of selling, so it’s important to interview agents and select someone great. The best agent has professional experience and a personality and work style that fits.
market analysis and pricing recommendations
After our initial meeting, I’ll run a market analysis on your property and provide pricing recommendations, market timing options, a breakdown of estimated taxes and fees, and an estimate of your net proceeds after taxes and fees.
listing paperwork
Should you choose to work with me, we’ll go over the listing documents, review your options and preferences, make revisions as needed, and sign the disclosures and listing documents electronically to formalize our working relationship.
property prep
We’ll cover property prep, and I’ll make suggestions designed to help you realize your specific goals in the current market. If maintenance or cosmetic work is needed prior to listing, we'll discuss it and make a plan. I have a network of contractors that I can connect you with as needed.
staging appointment
Staging a home highlights the property’s best features in photos and videos and creates a neutral atmosphere, allowing buyers to envision themselves moving in and settling down, decreases time on market, and increases offer pricing (according to the National Association of REALTORS® 2021 Profile of Home Staging).
professional photographs and video
I cover the cost of professional home photography and videography. The photographers that I work with are among the best in the South Sound, and they’ll combine aerial drone photography, interior and exterior still photography, and a video walkthrough to tell the compelling story of your home and your property.
marketing
Early in the process, you’ll receive a link to a seller questionnaire with a few questions about the house, property, and your favorite neighborhood features. Every home and neighborhood has special features, and the questionnaire helps us to create marketing that tells a more complete story and builds an emotional connection with buyers. Once listed, we’ll market the home on the Northwest MLS and other real estate sites, through Facebook and Instagram, with a stunning blog, and in groups and communities.
In addition to organic posts, paid marketing ads will be distributed in the areas where buyers are actively moving from. Those areas include the military installations with the highest percentages of PCS moves to JBLM.
finalize the listing
The week prior to listing, we'll review the listing data to ensure that it's accurate and discuss seller preferences to tailor the listing, offer receipt, and review to you. We’ll tweak anything that needs adjustment and make sure all of the details are in place.
listing day and beyond
Your For Sale sign will be professionally installed, the Permaflyer will be added to the post shortly after, I’ll add an MLS lockbox to the house, deliver the professional flyers and showing supplies (shoe covers, hand sanitizer, and business cards). I’ll keep you up to date on showings, feedback, and offers daily. We'll prep for your offer review by discussing ways to decrease liability and increase your security and stability. Offer terms will be carefully reviewed and discussed, so you can decide to accept, counter, or decline based on the strength of the terms.
under contract
We’ll navigate the transaction together, just as we did the prep and listing.
